Our original design was based on a 250 seat auditorium for Stage 1 with allowance in the design to extend it to 425 seats as the church grew. We had already allowed for an air handling unit with sufficient capacity to provide air for over 400 people in the future but, as the church had already grown to a congregation of over 200 during the design stage, our brief was changed at that time.

Low noise levels and lack of draughts were critical to meet the church’s requirements, so we used an acoustically lined builder’s duct for the main supply which blows warm air gently from the back to the front of the auditorium. The controls are simple to operate with an occupancy control selector which can easily be set by the users to between 100 and 400 people. Construction work was phased so that the cost to the church kept pace with fundraising progress, with the start of the fit out delayed until the existing church building had been sold.

Wellington Motorway Tunnels

Project management and engineering consulting.

Within three days of being seconded to the Wellington Tunnels Alliance, John Rayner was promoted to the role of Lead Electrical and Mechanical Engineer for the $50 m project which required comprehensive refurbishment and upgrading of the Wellington Terrace and Mt. Victoria road tunnels.

This involved the upgrading of both tunnels to current international standards, including the design, procurement and installation of a new lighting scheme, ventilation, fire alarm and deluge system, CCTV cameras, advanced traffic management system, environmental monitoring, comprehensive controls and communication systems with remote monitoring from the NZTA traffic control centres in Johnsonville and Auckland. It also incorporated a scoping design study for the planned future second tunnel through Mount Victoria which included selecting the number and locations of the control buildings, scoping and costing of all the electrical, fire protection and mechanical works. All the construction work had to be carried out at night as the roads could not be closed during the day.

In addition to supervising the international electrical and mechanical design team which flew into Wellington each week, plus those based in Auckland, Christchurch and Brisbane, John was required to coordinate with all the other lead engineers from different disciplines; the project management team; the daytime and night time construction teams; and subcontractors. He was also the designated liaison person with the Specialist Lead Fire Engineer who was based in Brisbane. The construction work proceeded in parallel with the design with the result that night time site visits were frequently necessary to inspect the work in progress.

Tauranga Boys' College - Tech Block

Building Services

Rayner Consultants has worked with Tauranga Boys College since 1997 when the three storey $4.5 m Science Block was the first new permanent building to be added on the site for over 20 years. During that period relocatable classrooms had been added to cope with the growth of the school over the year. Since then we have been involved in the design and construction of all the new permanent buildings and the refurbishment of some existing ones.

The Science Block is a radically different design from most schools in that it has a central prep room with access to four laboratories on each of three levels. There are no corridors but each laboratory has direct access to a staircase from the ground floor. The laboratory benches are arranged in such a way that no student is more than six metres from the teacher and all have a good view of the white board.

In 2013 we designed all the building services for the new woodwork block to replace one of the early school buildings which was cold, draughty and not energy efficient with a new purpose built workshop. This has a well planned layout, good lighting, efficient heating and the very latest technology and fire protection systems. After the building was opened Mike Carter, the Architect, wrote,“The college are absolutely thrilled with the tech block and especially the heating and dust extraction systems which they said work like a dream.”
